How can we do this?
When an individual hires an agent to list his home for sale on the MLS system, part of the contract calls for a commission to be paid to the selling and buying broker. The same is true for all Albuquerque area new home builders. They actually benefit and encourage real estate agents to show their homes! They have also pledged to a "Single Price Policy" that ensures the published prices for their new homes will be the same if they are sold by one of their agents or by an independent real estate agent.
What do you need to do?
If you are interested in viewing a new Home:
- Start your free MLS home search.
- When you find something you like and before you look at any homes, contact us and set us up as your buying broker. Fill out request form
- If its a new builder spec home, or resale home, take note of the MLS number and property address of the property that you want to view.
- If you just want to tour a new builders site or community without any particular home in mind, you must contact us first and allow us to notify the builder that you are coming and we are your designated Buyer Broker. Many times builders will not require us to visit with you, but they will insist on being contacted by us prior to your first arrival declaring that we are your designated Buyer Broker.
- That's it. It's that simple!
If you would like to make an offer on any resale home, we will provide all typical real estate services that include writing up the contract offer, coordinate inspections, walk-thru, and attend settlement with you.
AGAIN VERY IMPORTANT
When you locate a builder or community that you are interested in, please contact us FIRST prior to visiting the builder's sales office. Many builders require that the sales agent register with their buyers on the FIRST VISIT to the builder's sales office so it is very important that you contact us prior to visiting the builder's sales office. If you visit a new home community without us, you will need to identify the Envirian of Albuquerque New Homes Team as your buyer broker. If the on-site salesperson gives you any difficulty, please do not fill out the registration card and contact us immediately at 505-331-1964. We will make arrangements to have Envirian of Albuquerque New Homes Team registered as your buyer broker. Envirian of Albuquerque will need to show you the property and present all contracts on your behalf if you want to take advantage of our cash rebate offer! If the selling / listing agent or an agent from another brokerage company shows you the property first then we may not be able to offer you a rebate for that particular property so please call us FIRST before you look at any homes. Builders Incentives: Many new home builders offer the buyer incentives when purchasing a new home. Although there may be a number of other reasons incentives are offered, the following highlights the most prevalent reasons:
1. To create urgency: A builder may try to encourage buyers to act now by offering limited time incentives.
2. To discount one or more homes: Instead of lowering the price of a house, builders will very often increase the amount of their incentives to try to sell homes faster. This is often the case when builders have homes that are finished or nearly finished and there are no buyers for the homes.
3. To encourage the buyer to use the builders preferred lender. Usually a portion of or all of the incentive is conditional upon the buyer using the builder's preferred lender. There are two advantages for the builder by controlling who provides the loan: 1) By using a lender that the builder knows and trusts, it helps to insure that the deal will not fall through due to financing issues. 2) Some builders own or are affiliated with a mortgage company so their profit margin is increased if the buyer uses the builder’s lender.
4. To give the buyer financial options: Sometimes a buyer needs help with the down payment. Incentives can be used towards this and other financing issues. This allows the buyer to purchase a new home with little to no money down without having to raise the price of the home and risk appraisal issues.
5. To adjust the price of homes: Some builders will raise and lower their incentives during a time of fluctuating prices rather than the price of the homes. This gives the perception of stability during a declining market and allows the builder to raise the price of the homes as the market recovers without the appearance of rapidly escalating prices.
Knowing what is being offered and if more may be available can save you tens of thousands of dollars, no matter why the builder is offering the incentive in the first place.
